Reservation status
Your reservation is presently confirmed. If you wish to modify or cancel the booking, kindly contact Royal Residency directly. Please be aware that any changes to your initial request may affect the quoted rate.
Check-in time
Our standard check-in time is 2:00 pm. Early check-in is subject to availability and will incur an additional fee of 10% of the daily booking amount per hour.
Check-out time
To accommodate incoming guests, we require rooms to be vacated by 10:00 am on the day of departure. Late check-out is subject to availability and will incur an additional fee of 10% of the daily booking amount per hour of delay.
Cancellation policy
If you have made a non-refundable booking, you will still be charged the full amount of your stay, even in the event of a no-show or if you have requested a cancellation.
For all other bookings that are refundable, if you cancel your reservation within 7 days of your scheduled arrival or fail to show up, you will be charged the full amount of the proposed stay. If you cancel your reservation within 14 days of your scheduled arrival or fail to show up, you will be charged 50% of the full amount of the proposed stay.
If you cancel your booking at least 7 days prior to your scheduled arrival, the cancellation must be approved by Royal Residency, and cancellation fees will be advised, which could be up to 50%.
Payment policy
To confirm your reservation, credit card details are necessary and will be stored on file. Payment for your accommodation must be settled in full prior to the day of arrival.
Credit Card Fees will be charged at 3% of transaction value, where it is deemed appropriate.
Incidentals
Any damage to the room or property or theft may result in charges applied to the nominated credit card or method of payment, along with an additional charge for any loss of income incurred as a result.
These are non-smoking dwellings, and smoking is strictly prohibited during the stay in the buildings and adjoining grounds. In the event of smoking by a resident, you may be subject to appropriate cleaning and loss of income charges.
Please note that the pre-authorized amount held on your credit card temporarily affects the available funds. Pre-authorizations are released on the day of departure and may take up to 14 working days to clear. If your credit card is declined, we cannot guarantee your reservation.
Pets
We have a No-Pets Policy. Failing to adhere to the no-pet policy will result in the cancellation of your stay, and you will still be charged the full amount of the stay. Any damage caused by a pet will be recovered, and any associated recovery costs will be added to the amount owed.
Damage & loss
Royal Oak Residency Ltd, trading as Royal Residency, assumes no liability for the loss of money, valuables, or items left in rooms or vehicles for any reason.
If any item is found left on the property, Royal Residency will attempt to contact the guest using the information provided. Recovering/courier charges are to be paid by the guest in advance.
If items left behind are not collected or the guest cannot be contacted, these items will be disposed of after 7 days from the time they were found or after checkout.
Parties & events
Royal Residency is situated within a residential area, and parties, large-scale gatherings, and hosting events are not permitted. In the event of a complaint from neighbours or the discovery of a party or gathering of any kind without prior written approval from Royal Residency, your right to stay will be cancelled, and no refund will be issued.
Any damage caused to the property will be recovered from the booking guest, and any associated recovery costs, such as legal fees, debt recovery costs, cleaning charges, etc., will also be applied.
